Here are some views on cheap and "free" HIPs......

And a story of my own.......

A friend of mine had a FREE HIP. But my friend took her house off the market before the end of the agreed term...and recieved a bill for £450! When I looked at her “HIP” I found the HMLR documents to be the ones that can be bought on line for about £4 each. These documents are NOT authorised to be used in a HIP! The HIP was "Non-compliant".

I “encouraged” her to email the estate agent with the threat of Trading Standards……She heard nothing more from the estate agent..

The other thing to look for....

The other “cheap” HIP is the one at £99 from some estate agents (EA). But read the small print! In some cases, if you leave that EA, you could well get a bill for £400+.

The same goes for the “FREE HIP” from an EA…read the small print! Or perhaps get a bill for £400+.

Another "Free" HIP from an estate agent or solicitor..is NOT "Free" The cost of the HIP is "hidden" in "Disbursements".

HIPs on the Internet.

Again, these may be at a "good" price.  But what consumer protection do you have? Are they insured? Are you protected if they go bust?

You may pay for your HIP...but may never receive it.
